I have been left 3 days with no hot water and no heating and it the coldest its been for 70 years. Under the Landlord and Tennant Act (1985) my property is now classed as a hazard as it has been over 24 hours without hot water or heating. They are now in breach of contract not only for this but also the lack of repair. This also means my contract has yet again been broken as it was after waiting a year for other repairs to be done. But thats another story. Nobody calls you back when they say they will and they have me chasing plumbers. What do they pay you for
