I’m writing for one of many victims of this property scam company. The victim has been scammed for £35,000 pounds by this company.A lot of victims are oversea students. Because they lack legal awareness and courage to protest themselves, these young oversea people won’t make too much trouble for the “business”. So Duane can take their money and never return it back.One of the victims report to this company’s bank, and according the bank’s fraud department info there is over 20 reported victims waiting for getting their money back.The owner of this company post fake rental property on the internet. Once the victim express the willingness to rent, this guy will ask them to pay one year’s rent plus one month deposit. Before the check in date comes, this guy will tell victims all kinds of excuses that the property is not available(e.g can’t contact with landlord or couldn’t get the key….) Then he will tell victims that he will return the money back in 14 days, but most victims won’t get any money back after a few years. Some has to go back to their country, so Duane can keep the money forever. Lawsuits have been brought to this company, some victims get partially refunded but have to pay the solicitor fees. Most victims are young oversea students or just start their career in London. They don’t know how to protect themselves and they are scared about their own safety so most of them didn’t take any action.Most of the good reviews from google or Pilot trust are created by this company or its connections. Most of the “reviews” have only 1-2 fake reviews.And check some reviews are from US, India and other countries. It’s just a paid “good review” service. These review makes the future victim think it’s a legal business. Please don’t give any money to this company if you haven’t signed any contract with the landlord and you need to know whether the housing you have seen is belonging to the landlord. The kind of fraud and scam is everywhere in UK. The agent will keep your money without signing any genuine contract with the landlord. That means they can transfer the money to Africa in one second after you transfer the money into their account. Check this company’s info in company house, it doesn’t hold too much money in their account. Loads of scammed money is transferred quickly to abroad.Be careful, keep away from this rental agency. And please if you are the victim, report to the police and local councils ,seek legal advice from citizen advisor. You claimed in email that the money will be refunded in 14 days but after how many can be refunded without legal intervention after 1 year?3. Is your business bank account being frozen? Amazing place found by Duane in central London. He was also very helpful and prompt when communicating with the landlord my needs as a tenant. He helped me find a good deal within my budget and I love the place I found!!!!!! It's super cozy and perfect. To be honest, I can't understand why this company is rated so highly. I contacted Duane from the agency 'D.I.J Real Estate' through the London property desk website on June 1, 2022. And on August 18, 2022, £29,724 was transferred to their company account. My flight ticket and check-in time were both on September 17, 2022, but Duane informed me two days before my departure that the landlord had not signed, causing me to be unable to check in.During the 12 days when I arrived in London and was unable to check in (September 29, 2022), I kept swiping my credit card and they did not provide me with any help. During this period, I was looking for a house while going to school, which can be regarded as a very painful memory for me. Finally, I found a new house through my own efforts and asked Duane to refund my one year's rent.From here on it will be a long road of debt collection. Duane will find various excuses to default on my rent payment. Because I used an international remittance to transfer the money, Duane said that it had to be returned the same way due to anti-money laundering. So after a long 20-day wait, I got the refund receipt from HSBC, but I asked my domestic When the family went to the bank to check the refund, they couldn't find it at all. From November 16th to 24th, 2022, two refunds were transferred to my British card, totaling £9105.13. After that, they never transferred money to me again for a long time.So I found a lawyer in London for help. It took a long time. It wasn’t until August 21, 2023, that I got the court’s judgment. Duane slowly started to transfer three refunds to me, totaling £7,000. Duane also assured my lawyer that the remaining funds would be transferred to my lawyer's firm last week, but my lawyer’s firm did not receive any refund. My lawyer and I will also take stronger measures to get my money back.
