Nicholas Estates (Felixstowe Property Sales)

A thank you to Carl for his regular contact with me when we were looking to buy a property in Felixstowe. Whilst we eventually found our dream home through another agent, Carl’s pro-active approach was certainly appreciated.

Me and my partner applied to rent a property. Im officially retired and my partener is retired in the sense that due to health is unable to work so receives benefits.Our combined income and savings would easily pay the monthly rent although i was told savings are not taken into account as it could all be spent the next day,so we paid the £265 holding fee and were put through to referencing for checks, which we both passed. That weekend, we anticipated come monday we'd get formal notification of our moving in date. Come monday, the agent said my partner did not quailfy as the landlord has an insurance policy that doesnt allow benefits as income, so we were asked to fork out a years rent. When I said i was against that idea, the agent said 'well you have savings you can use!So as we refused to pay that much in advance, which was then lowered to 6 moths in advance, that was the end of that.Now as the law states, if you dont pass the reference checks, your entitled to a refund of the holding deposit, so I asked for it back and was told we wouldn't get a refund as we came false information! They offered £50 as a 'good will gesture' which we didnt except.After numerous emails and phone calls, they eventually caved and we got the refund we asked for.The whole episode could have been avoided if we were given the proper information from the start, but I guess thats too much to ask of them.So if your thinking of renting a property from Nicholas Estates, either avoid at all cost or ask every question you can think of from the start

When selling my house I decided to switch agents as was completely disillusioned with the one I was with. Picking Nicholas Estates was the best decision I could have made.Matt came to value the house and was the epitome of professionalism and suggested I paid a bit extra for a video to be made.Marvin came to do that and take the photos and put in so much work, the end results were fabulous and I credit that with the house selling within a week of going on the market.Carl did the viewings for me, again very professional.Special mentions to Anton in the office for always getting back to me when he said he would and Zoe (Sales Progression) for getting me through the last couple of weeks when the chain had a bit of a wobble and I did too!Having been with the other agency for 6 months and getting nowhere with the sale, Nicholas Estates were a breath of fresh air.I cannot recommend them enough.

Buying a property in an area not local to you brings it's own set of difficulties. Carl at Nicholas Estates was very friendly and helpful and always happy to give us information about the local area. He went out of his way to help us in our search by phoning us when potential properties came on to the market and checking how our search was going in-between viewings. We also met Melissa and it was like viewing a property with a good friend. She was helpful, constructive and had lots of ideas. We'd like to give a big thank you to them both and highly recommend this friendly Estate Agents.

After losing my husband suddenly in such tragic circumstances and not local to the area I randomly selected an estate agents to market my property. Unfortunately their photography and marketing approach was not acceptable and more importantly did not specialise in Probate. However, by chance my sister saw a sign advertising Nicholas Estates and we never looked back. Immediately Matt the sales manager was honest and discussed various options to market the property. The pictures and synopsis was superb and finally used a sales boardfor that final push. Carl kept in regular contact of potential buyers and market fluctuation and we sold to a couple in the same street. It did not stop there with the customer service, Zoe who works in post sales has kept me up to speed with exchange and completion and even liaising with solicitor's to ensure that the process runs smoothly. Couldn't be happier just wish we had a Nicholas in Surrey. Thank you team!
