Absolutely the best service and breakfast in all of Edinburgh. It does book up to a year in advance and there's a reason for that. The best B&B / guest Inn I've ever stayed at. The owners are charismatic and helpful with whatever you may need. And it's just a short cab or trek to the heart of Edinburgh.

We had a lovely time staying at Barony House. Paul and Susan provided impeccable hospitality - the breakfast was a major highlight! The property itself is beautiful with period features and a tasteful renovation. Would recommend to anyone looking to visit Edinburgh!

I wanted to stay somewhere special in August with my daughter. I looked for Quirky Hotels Edinburgh and discovered Barony House! Susan is an incredible, elegant designer. She is yet to be discovered. This is a truly Independent Hotels Edinburgh - Boutique style with a 5 Star Breakfast. Paul and Susan are full of information about Edinburgh and clearly love their jobs. We have already booked again. Thank you for a special stay!

For a small B&B this place is great, clean and full of character throughout the interior decor. No issues at all, when staying at this place it was even more special with all the christmas decorations up. What makes the place more special is the Australian couple who run Barony House, Paul & Susan. I cannot fault the place, the breakfast was great and me and my husband slept great with no noise disturbance. I recommend this place to anyone visiting edinburgh. The hotel is ‘under’ 20 min away from all the local attractions, christmas market etc. we found it was easy taking our own vehicle everywhere rather than booking a taxi or getting a bus. It was good we could go anywhere then know we could come back to the B&B to our very own Parking Space.

This was our first visit to Edinburgh & we were fortunate to find this fabulous guest house for our accommodations! Paul & Susan have created an elegant home that boasts a beautiful blend of antiques, colors & fabrics with modern comforts (luxurious beds & bathrooms)! There is a lounge area that is a perfect place for guests to relax & enjoy a pot of tea, a cocktail, or glass of sherry/wine. The breakfast room is large, beautifully decorated & brightly lit - a perfect place to enjoy the delicious breakfast treats that are personally prepared by Susan. The house is centrally located & easily accessible to most areas of Edinburgh via bus, taxi, or walking. Paul is extremely personable & makes every effort to make their guests' stay enjoyable.

Our stay at Barony House was fantastic, including in the lead up to our stay. Communication was friendly and responsive, and had a personal touch. Our room and the common areas of the property have been designed with meticulous detail incorporating features which pay homage to the rich history of the property. The owners (Paul and Susan) have put a significant amount of effort into making the property homely and comfortable and the hospitality we received was second to none. On arrival, Paul provided us with a tour of the property and our room and explained many of the artistic and historical features - his passion for Barony House and love for the city of Edinburgh was abundantly clear. Paul is extremely hospitable, welcoming and jovial. Paul and Susan made many helpful recommendations in terms of sightseeing as well as food and activities. By showing that we were guests of Barony House, we were able to enjoy discounts on food and drink at select local restaurants and pubs. Susan is a talented artist, with the property featuring many examples of her creativity in its details. Susan is also a fabulous cook and we enjoyed a fantastic tailored breakfast in the front room.Overall, we had a wonderful experience here and felt right at home - we wouldn't hesitate to return should we have the opportunity to return to Scotland in the future, and we highly recommend this property for anyone looking to stay in Edinburgh for any length of time.

Had a lovely overnight stay in the center of Edinburgh, which was ideal for the event we were attending.The room was great and had real historical character.The breakfast was fantastic, with homemade dishes including a secret yogurt recipe and a delicious hot breakfast with excellent black pudding.We received great hospitality from our hosts and will definitely use their services again.

This was the BEST boutique hotel we’ve ever stayed in! Our room and the hotel itself was decorated sooo beautifully. So many incredible pieces of art in both the restoration of original molding/windows, and artwork introduced to the house (some done by Susan herself!).Our room with a bathtub was super comfortable and peaceful by the back garden. Most of all, it was Paul and Susan that made this hotel the nicest and most charming we’ve ever been to. Breakfast was a dream, and Paul kept in touch so well, sharing great local recommendations, and genuinely caring about each guest. He also went above and beyond to help us with parking our motorcycles and keeping them safe. I’d recommend this hotel to anyone and everyone and we’ll be back for sure!

My husband and I stayed at Barony House in June this year for our honeymoon, and every single thing here was absolutely perfect! The homemade breakfasts each morning were delicious (Susan's pancakes were incredible!), the decor and furnishings throughout Barony House were stunning, with fantastic charm and style. The level of care and attention to detail from Paul and Susan was superb, and we felt so comfortable and well looked after. We enjoyed our stay here so much, we will definitely be returning in the future.

We stayed at Barony house for a few nights and had a great time! Paul and Susan are very welcoming and charismatic. The rooms were well decorated and very cosy, ours even had its own private garden. The best part was the breakfast, 10/10!
